What makes a home Green? Standards vary, but the soft definition is that a Green home, from how it is built, to how it is heated, cooled and maintained, should conserve energy and water and avoid or limit the use and generation of toxic materials.

Zero Energy Building or Zero Net Energy Building (ZNE) has low-to-no net energy consumption.  An example of this is all-electric solar home. A Green home can be entirely “off the grid” (deriving all its energy from solar panels or windmills and drinking water from a well), or tap utility companies for part of its needs, for example, cooking gas. Amount and kind of insulation, air quality, energy efficiency of appliances and water conservation are other factors that make a home more or less Green.  Another issue is carbon emissions. Does the home have a fireplace or woodstove? Is the stove Catalytic or Non-catalytic (there are arguments in favor of either)?

Community is another element that counts. Are homes clustered to preserve open space?  What’s the walkability? Does the neighborhood reinforce Green principles through covenants or shared values?

From its rural setting, to its community’s character, our listing at 5005 Agua Fria Park Road, is a home with wide-spreading Green roots. The neighborhood is an intentional community: like-minded folk who share conservation values. Together with the Agua Fria Neighborhood Association, the residents have been working to restore the surrounding land, using native vegetation and large river rocks to stabilize the stream beds and retain the soil. Neighborhood members Taylor and Christina Selby, founders of EarthCare International, are coordinators of this project, along with help from AmeriCorps.

The home’s water feature, herbs and fruit trees provide an amiable environment for bees, on loan from the neighbor. Other homes have chickens and turkeys (though I’ve never smelled a whiff of farm.)  The home enjoys a happy balance of rural removal and urban access, natural and handcrafted beauty.

Where once, going Green meant enduring stifling summer heat in an artless utilitarian box, present day homes come in a range of expressions, from high-tech contemporary concept homes to earthy, artistic hand built whimsies and many colors in-between.

Pre-Sale Home Prep: Cost vs. Value

Should you remodel your Santa Fe home prior to putting it up for sale? To reap the best return on your investment, substitute labor and ingenuity for cash, advises Dan Steward in RisMedia’s article, Pre-Sale Renovation: Home Seller Do’s and Don’ts. Steward, owner of Pillar to Post Home Inspections, suggests that servicing, refurbishing, cleaning and decluttering go farther to attract buyers than high-end appliances, luxury finishes and trendy upgrades, which can be taste specific. Since, “remodels done in 2010 will only recoup 60% of their price when the house is sold,” according to Remodeling magazine’s 2010 Remodeling Cost vs. Value survey, done in partnership with the National Association of REALTORS® (NAR), chose only those projects for which you can afford a limited return.

Steward recommends small gestures with maximum visual impact. He suggests refacing, rather than replacing, cabinets, swapping out new bath and shower fixtures for dated ones, adding additional lights and a larger mirror above the bathroom vanity and splashes of color in kitchen and bath. Aesthetic slight-of-hand won’t suffice when improvements are truly necessary. Be prepared to replace wheezing appliances, broken tiles, cracked windows and water-damaged floors –or drop the price accordingly.

Foreclosure: Sorting the Fact from the Fears

“Right now everyone in the industry is trying to understand the scope and breadth of the problem, and is looking to lenders to get their paperwork in order so that sales can resume,” –Kurt Pfotenhauer, chief executive of the trade group American Land Title Association.

A couple of days ago, I received an email stating that title insurer Old Republic Nation had ceased offering policies on foreclosed properties owned by GMAC or JPMorgan Chase. Another title insurer, Stewart Title, was also said to have “ issued an internal memo making it incredibly difficult –if not impossible —for an agent to write a policy for any foreclosure property connected to any of the now-tainted banks.”

The same afternoon, Old Republic issued a memo stating:

“Contrary to some reports, the Old Republic Title Insurance Group continues to insure foreclosed properties which lenders, investors and servicers choose to close…according to its customary underwriting guidelines and will continue to evaluate those risks based on all relevant facts.” I heard word that Stewart, too, characterized the statement as untrue.

Info-bits and opinions are swirling like snowflakes making it hard to see the structures of truth, both near and far. This latest development in real estate news is a complex of possibility and problems. On October 11th, the Huffington Post, in its piece, Foreclosures Could Prolong the Housing Crisis for Years commented:

“In the near term, [mortgage] freezes could actually benefit both homeowners and the housing market. Homeowners would have time to live rent-free and chip away at their debt. Prices might stabilize because so many homes are penned up.”

Then added, “But the long-term implications are grave. Only a month ago, housing watcher Mark Zandi, chief economist at Moody’s Analytics, predicted that a housing recovery would be under way by the third quarter of next year. Now he believes the foreclosure scandal could prolong the housing depression for at least another few years.”

Whether the above statements are accurate descriptions of the landscape before us, the truth is most likely complex. Some positives: for over a year, we’ve been haunted by the spectre of shadow inventory: a potential tsunami of foreclosures that would reach into the normally-insulated Santa Fe market. But, we’ve yet to see the predicted numbers. In the short term, he need to sort out the foreclosure situation is might keep foreclosures in abeyance, perhaps even giving underwater homeowners a chance to pay down principle while the status of their home is being investigated.

Moreover, to the extent that title companies become more cautious about insuring foreclosures from certain key banks, foreclosures may lose a measure of investment appeal.  This shift could benefit owners of realistically-priced, non-foreclosure homes. Bottom-feeding buyers previously focused strictly on foreclosures now may be willing to buy a short-sale or non-distressed home, if its price and condition merit their interest.

Home Purchases get a Flashing Yellow Light

Thinking about refinancing or buying a home? A recent RisMedia Post underscores important considerations for homeowners contemplating a refinance.  Most apply to new purchases as well. Mary Ellen Podmolik, reporter for the industry publication, states that “a multipronged whammy of lower home values, new appraisal guidelines and tighter lending requirements frequently derail consumer’s from snaring loans at lower interest rates” adding that only 60-70% percent of loans applied for end in a closing. Whether or not you qualify for the best mortgage rates depends on a multitude of factors, from the type of home for which the loan is being sought, your credit scores, source of income, and job longevity, among others.  New appraisal rules have also have their impact.

Yet whether you want to buy or refi, there’s still incentive to brave the waters.

“Enough with the doom and gloom about homeownership,” says Brett Arends in a recent Wall Street Journal piece, Ten Reasons to Buy a Home.

It’s a buyer’s market.  Deals abound. According to Standard & Poor’s Case-Shiller Index, which pools data on 20 major cities, home prices have dropped about 30% from their peak.  More significantly, home prices have now arrived at “fair value in relation to household incomes,” according to Fund manager Jeremy Grantham at GMO, “who predicted the [housing] bust with remarkable accuracy.” While most areas of Santa Fe have undergone far milder adjustments, there are good values in virtually every area of the city, with Santa Fe neighborhoods closest to downtown showing steady value relative to cost.

If mortgages aren’t always easy, they’re at least cheap. A 30-year loan is running around 4.3% –a historic low. And while home ownership today isn’t the fast track ticket to wealth it once was, over the long term, it has proven to be a solid portfolio performer and an inflation hedge. “In the recent past, inflation-protected government bonds, or TIPS, offered an easier form of inflation insurance. On East Santa Fe Avenue, less than a block from the Roundhouse as the crow flies, is the Bella Donna: a complex of nine condominiums built over a roughly thirty year span as homes and apartments. Once bathed in strawberry crème pink stucco, the Bella Donna still looks like much as it did back then—from the outside—with dramatic interior revisioning.  The main house, Unit #6, built in 1912, was the residence of one of the first Mayors of Santa Fe.

The Bella Donna is located in the Don Gaspar Historic District an area roughly bounded by Paseo de Peralta on the north; Old Santa Fe Trail to the east; Houghton Street on the South and Don Cubero on the west.  This mostly residential historic corridor, listed on the National Register of Historic Places, has an admixture of architectural types including Victorians, stucco and brick bungalows, and Pueblo revivals. The Bella Donna is an example of the Pueblo Deco wing of Pueblo Revival homes. Marcus Whiffen, an architectural historian at Arizona State University, coined the term Pueblo Deco to describe the integration of Art Deco elements—zig-zags and geometric motifs and clean lines—into the Pueblo vernacular.

Santa Fe Historic Preservation Ordinances mandate that the exterior appearance of the Bella Donna remain essentially the same as it was when it was built. As a result, most visitors are surprised when they enter the condos themselves and find stainless steel appliances, glass tile, granite counters and contemporary styling. Core traditional details, such as transom windows, built-in cabinetry and kiva fireplaces, have been preserved and original materials, like the wood floors, restored.  The interior is a dance of Old World and modern sensibilities, with the strengths of each in full furl.
